Unveiling Rhode Island's Crown Jewel: $11 Million Condo Redefines Luxury in The Preserve
Tucked away in the The Preserve, an exclusive residential development and hunting/sporting club in Richmond, was the home that generated the highest sale price among condominiums in Rhode Island in 2023 – at nearly $11 million.
The $10.9-million sale of 1 Preserve Boulevar, Unit N4, is listed in the state's multiple listing service as a condo, with a $2,900 monthly association fee and a limit on the size of dogs allowed (under 25 pounds).
But the 6 bedroom, 7 bathroom (6 full bathrooms, one half-bathroom) property, with a finished basement, attic, wet bar and garage, is a stand-alone house.
If the condo were included on the list of most expensive houses sold in 2023, it would come in third, behind a Watch Hill mansion that sold for $14 million and the Sea View Villa on a bluff in Middletown that sold for $15 million.
At $10.9 million, it is the most expensive "condo" sold in the state in 2023, a list that ranges down to $2 million for one of three units in the mixed-use building at the site of the former icehouse in Newport.

A furnished and decorated house that is part of a condo association at The Preserve, a sports club and residential community, had a finished basement and all the amenities associated with access to the club, including an equestrian center, an 18-hole golf course, automated indoor firing range and heated outdoor pool.
In marketing materials, the cigar and wine lounge and theater room feature prominently and are among the 14 rooms in the home, including a sauna and a steam shower.
